Is your Airbnb income taxable?

Do you rent out all or part of your home short-term, through Airbnb, Bookabach, Holiday Homes or any other property rental platform? Special tax rules apply to calculating income and expenditure, depending on the type of property and its use.

Are you renting accommodation from your home, through Airbnb or some other way?

For tax purposes, short-stay or holiday accommodation is different from accommodation provided to tenants, boarders or care home residents, or student or emergency accommodation.

A short stay is anything up to four consecutive weeks. The tax rules are different depending on whether you’re hosting guests in your own home, or on a separate property at your place, such as a sleepout, or at your holiday home, bach or crib.

If you host guests in your own home, whether in one or more rooms, or the whole home, income from it is taxable. You can claim deductions for costs related to the rental. If you do, Inland Revenue will want to know that you are only claiming for costs related to the rental and not for costs incurred because of your own household use.
